
A Mission-Driven Community for Texas State Students
Pinnacle Real Estate Development Group, in partnership with Lawrence Group Architects and United Campus Ministry (UCM), is developing a purpose-built student housing community adjacent to Texas State University in San Marcos, Texas. The project activates a ground lease on UCM-owned land, enabling a long-term partnership that delivers new residential supply while anchoring UCM's ministry presence on campus for generations.
The five-story building comprises 90 residential units across 316 beds — studios, 2-bedroom, 3-bedroom, and 4-bedroom configurations — designed to serve graduate students, university employees, and young professionals. The project's by-the-bed and per-unit leasing structure, managed by Redstone Residential, prioritizes accessibility and affordability, including a 20% discount program on select beds. Lease terms run on 12-month or 11.5-month installment contracts.
Central to the project's identity is a 10,694 SF dedicated space for UCM at the ground level — provided rent-free as a gift of the development — alongside a 2,980 SF shared kitchen and dining area that serves both residents and the broader campus community. Retail activation along the street edge is planned for a coffee shop, fast-casual dining, and wellness tenants aligned with UCM's values. The "Riparian Concept" entry courtyard introduces a water feature evoking the river heritage of the site and campus, creating a distinctive arrival experience.
The building's design responds skillfully to a 35-foot grade change across the site, stepping entry points and activating multiple street levels. Structured parking — 148 spaces total, including 10 reserved for UCM — is integrated within the concrete podium. Residential floors are wood-frame above, clad in earth-toned cement board panels that complement the surrounding campus context. A LEED-targeted sustainability program and green bond financing strategy are incorporated throughout.
